Co-housing: every room is a unit
In UnitDesk every room is a unit with its own lease, its own deposit and its own payment tracking, and every room belongs to one apartment, so that a lease on a room or on the whole apartment blocks the availability of the other side.
How UnitDesk does this
- You create the property with the apartment as a unit and each room as a unit that is part of that apartment. A room belongs to one apartment and the link has one level: a room has no parts of its own.
- Every room gets its own lease with its own rent, deposit, start and end date. When one resident leaves, one lease ends and one starts; the other rooms are untouched.
- Payments are matched per lease, so you see per room who has paid and who is behind, even when six residents transfer on the same day.
- Availability follows from the leases in both directions: a rented room makes the whole apartment unavailable for a lease on the whole, and a lease on the whole apartment makes every room unavailable.
Every room belongs to one apartment and keeps its own lease and payment tracking, so in property management software like UnitDesk a property with six rooms stays one property with one set of units, not six separate administrations.
UnitDesk does not collect rent; it follows what arrives in your account per lease.
