UnitDesk

Track rental deposits

UnitDesk tracks the rental deposit per lease as its own amount, apart from the monthly rent, and records at the end of the lease what you deduct and what you return, until the balance reaches zero.

How UnitDesk does this

  1. On the lease you set the agreed deposit amount. Its payment is recorded as a deposit, not as rent, so it never ends up in the arrears.
  2. While the lease runs, UnitDesk shows per tenant which deposit amount was agreed and received.
  3. When the lease ends, you record every deduction with a reason: damage, unpaid rent, cleaning, charges, or another reason with a note. Unpaid rent taken from the deposit settles the month concerned at once.
  4. What you give back, you record as a return, in one go or in parts. The list of ended leases shows which deposits still need handling until the balance reaches zero.

In Flanders the deposit sits on an individualised account in the tenant’s name or in another form the decree allows, never in your account. Property management software does not replace that: UnitDesk keeps track of what was agreed, deducted and returned, so the release is based on figures that add up.

UnitDesk does not manage a blocked deposit account and moves no money; it records the amounts.
